What are the advantages of land?
Unlike many other investment schemes land is a tangible asset. The historic value of land has outperformed many traditional forms of investment. The returns offered by most investment vehicles rely heavily upon world events adding to their risk levels. The majority of these are inter-related such as stocks and shares, PEPS and ISAs and of course pension funds.
The value of land however is dependant upon local and national needs which are easier to quantify. Land values are more stable and do not experience sharp peaks and troughs. Current conditions are very favourable for land investments for the medium to long term and offers diversification from traditional investment vehicles.
It is worth noting that land is a finite asset and demand levels have risen exponentially. The relationship between supply and demand has meant land prices are trading at a premium.

Types of land.
There are many different classifications of land. The most popular categories are as follows:
Greenbelt - An open space of landscaped or undeveloped land, usually surrounding a residential area which is set aside to contain development and preserve the character of the countryside and provide open space.
Greenfield - A project located on semi rural property that is undeveloped except for agricultural use, especially one considered for expanding urban development.
Brownfield – Areas of land previously used for industrial or other purposes available to be redeveloped for alternative purposes.
Agricultural – Land that is suitable for farming. The term includes range land and land used as pasture.
Are sites sold with planning permission?
No. All sites are sold without any form of planning whatsoever. The potential upside for any investment land arises as and when planning consent is granted. The increased value of the land once a change in planning has been obtained is vast. For more details see investment process.
Can I see the actual land, prior to purchase?
Although most of our investors are from all over the globe, most have not seen the land they own. However, we would more than welcome you to visit and explore any sites we may have on offer. For directions to any site please fill in the registration form.
Can I have my Solicitor involved in the purchase of the plot?
Yes you may. Some people may feel more secure in having their Solicitor involved with the purchase of the plot. We have retained Solicitors to handle the Sales Contracts and the purchasing funds. There is no charge in using our Solicitors for the purchase of your plot(s). We supply all the documentation, copies of searches, etc. to make your purchase as simple as possible. Many of our clients are happy to deal with the paperwork themselves and many prefer their own Solicitor to undertake the work. We are more than happy to answer any questions your Solicitor may ask.
What is an overage?
Overage clauses or uplifts are frequently used in land investments. Most strategic sites have such clauses built in with the sale. Essentially it allows the vendor to share any potential upside value once planning or change of use has been granted. This should be considered a positive factor but each case should be dealt on its own merits and conditions.
Can I purchase more than one plot?
Yes, you can purchase as many plots as you wish - subject to availability. Many clients have a budget in mind and purchase the relevant amount of plots accordingly.
Can I sell my plot on?
From the moment of purchase, you are free to sell your plot at any time. This provides both a short and mid term solution for people looking to profit from the land they have bought. Landmark Developments provide a plot resale programme which gives you this option. The only stipulation is that whoever buys your plot must also agree to partake in the Deed of Charge Agreement.
What is the buying process?
The first step is to register your details. We will then forward to you a login name and password. From here you are free to browse the site at your convenience and to download any site particulars you may be interested in. You can then reserve a plot by paying a refundable administration fee online. You are then able to log on to your account which highlights what stage the purchase is at and what the next course of action is.
