The Care Homes sector has attracted substantial investment from private equity and pension funds that have recognised the growth potential of the market and the stable yields on offer. Commercial investments of this type are now seen as a beneficial part of any property portfolio and in particular Care Homes offer a none-cyclical, regular and reliable income, with great long term prospects, and minimal hassle.

This is a growth market that is probably the only market place that is not so openly affected by the general state of the economy. The Office of National Statistics predicts the number of people over the age of 85 years old to triple by 2081 with records indicating 1.3 million in 2008 and 7 Million in 2081.

It is therefore not surprising that demand for care homes is rising and Government reports have confirmed  that the life expectancy of individuals in the UK is increasing, which has risen by 4.8 years in the last 20 years. During the next 20 years life expectancy is expected to increase by an additional 6 years. This is expected to increase the average occupancy for both nursing and private homes, above the seven year occupancy average of around 92.5 %, therby increasing income streams available to operators.
