Introduction

Landmark Developments are pleased to announce a JV with UK Home Builder  investment opportunity. The home builder takes on smaller projects with no more than 15 units on each site. Each development is a stand alone investment and in partnership with a UK solicitor an SPV (single purpose vehicle) is set up for the sole purpose of buying, developing and selling UK residential property.

Investors purchase shares in the SPV. Once the development is complete and all of the houses have been sold the solicitors dissolve the SPV, as it has served its purpose and the investors' original investment is returned first and then the profits are split 75% to the investors (on a pro-rata basis) and 25% to the developer.

All investment monies are held in solicitors client account and released to the construction company in stages against building inspector certificates, as the works progress, safeguarding off plan risks.

The developer sources suitable land sites with planning consent and once the full subscription has been reached the SPV purchases the site. The developer carries out Anti Money Laundering checks and then forwards all investment sums to the solicitors. There are 5 construction phases in total including payment of the land site.

All works are supervised by the Local Authority Building Control (LABC) at key stages of the development including a completion statement and the LABC will provide a warranty for each house.

Once the development has been completed the developer has set aside a budget to market the properties. Typical build time of 6 months is anticipated which leaves on average a further 6 months to sell the properties which is much longer than anticipated as sales begin from the date of the project starting. At the time of sale, investors will receive a payment of a fixed total pro rata of 75% of the net profit on disposal and their original investment amount. The developer will receive 25% of the net profits and the solicitors will then dissolve the SPV.

The Developers senior contracts manager has over 38 years experience in residential development including 20 years working as an inspector for The National House Building Council North West.  They also employ a senior Quantity Surveyor with over 20 years experience who has worked for Laing, Taylor Wimpey and Manchester Council. Their team have cumulatively developed over 5000 new build and converted residential homes throughout their careers.
