Over the recent years we have witnessed the birth of various companies, offering some form of real estate investment in land. In fact the level of choice can be staggering but with an abundance of choice comes a diverse level of expertise and of course your expected return on investment (R.O.I) will vary. To ensure our clients maximise their real estate investment potential we employ stringent standards when considering a strategic land site. These include amongst others,
- Any land considered has to be in a region with high demand for housing. Planning permission is only granted in response to a genuine need for housing.
- Ensure the land is close to existing development – it is extremely unlikely that any planning office would grant planning for a large or even small scale development on a parcel that is in the middle of a field itself.
- Ensure that the land site has good road access and is close to existing transport infrastructure – planning offices will not endorse approval if congestion was an issue or if there was a necessity to spend substantially on building new or additional roads.
- Ensure that the land site is in an area with sufficient amenities to support the residents/ workers of any new development. Access to electricity, gas, telecommunication, waste and water services increase planning consent chances.
- The land site should be part of or adjacent to areas that have been earmarked by the government for future development. (LDF Local Development Framework)
All our sites maintain such standards, however each individual site may involve other or further considerations.
We would also like to point out the following,
- Plots are sold without Planning Permission. No guarantee is made that permission will be granted.
- All plots are sold and transferred with absolute freehold title for registration at H.M. Land Registry.
- Complete covenant disclosure within the transfer document “TP1”. Previous owners may have acknowledged the planning potential and entered into a “joint venture” whereby they are entitled to a share of the profits once planning is achieved.
- Clients are informed of land classification, particularly important if it is on a greenbelt site.
- Environment Agency and local water boards are consulted regarding any possible sewage, water or flooding problems
- Information is also compiled from The Highways Agency on specific road safety and traffic issues relating to a site.
Our expertise lies in the ability to source land that has potential for planning permission and presenting such opportunities to our clients. We may in some instances employ the services of marketing/ selling agents to promote our sites. All third parties are thoroughly vetted and share our investment philosophy. Remember Landmark Developments always maintains a stake in the investment land it has purchased as a working asset. This policy gives our clients additional peace of mind, knowing that the investment interests of our clients are aligned with that of Landmark Developments. However, there are no guarantees that planning permission will ever be granted on any sites we may offer but we believe strongly in our abilities and the very favourable prevailing market conditions.
